Plans to build several spec buildings in York County could help reduce the areas shortage of office and commercial space, say local economic development officials.
Childress-Klein Properties of Charlotte plans to build another office building in Kingsley Park, where it has already constructed and leased several buildings.
The York County Council is considering a fee agreement for Kingsley #6, a three-story, 60,000-square-foot building in the Fort Mill township. The minimum investment to qualify for a fixed tax rate is $6.5 million, according to a proposal before the County Council.
The proposed office building would be constructed to Class A standards, the highest level of office buildings. Mark Farris, director of economic development for York County, said more Class A office space is needed to attracted corporate offices to the area. Commercial real estate agents say there is an ample supply of office space in the 2,000- to 5,000-square-foot range.
The Kingsley building will be privately funded.
The Rock Hill Economic Development Corp. is evaluating two proposals to build a spec building at a 15-acre site at the Waterford Industrial Park. The proposal distributed by the economic development corporation calls for preparation for the entire site and construction of a 40,000-square-foot building that could be double in size on seven acres.
The economic development corporation plans to invest more than $2 million in the project with some of the money coming from funds the Santee Cooper power company sets aside for economic development, said Stephen Turner, the citys director of economic development.
In July, the County Council negotiated the saleof a 40,000-square-foot building in the Antrim Business Park to Coroplast, a German firm. The county constructed the building using $1.2 million in utility tax credit funds from the York County Electric Cooperative and Comporium. The countys intent is to use sale proceeds to build another spec building.
The county is considering several proposals, possibly near York, but action is not likely until February, Farris said.
